Very nice semi-rural'ish suburbs to the north east of the city, over half an hour, closer to one hour from CBD; property expensive: all Melbourne median $363K Wonga Park $630K Park Orchards $710K OzTennis |

And just a bit more on that, Wonga Park median property price up 26% from the year before and highest price paid during Spring 2005 was $1,550,000; Park Orchards was up 16.7% and the highest price paid during Spring 2005 was $2,116,000 (Source domain.com.au) It's fair to say that properties are usually on bigger blocks there so there will be more of a land element in property prices there than inner suburbs.
